What to expect

How it works with Benchmark

  1. Deal review. We look at the property’s income, value and your goals, and estimate debt service coverage and leverage.
  2. Lender match. We present the deal to the lenders whose property types and markets fit.
  3. Third-party reports. The lender orders the appraisal, environmental review and title work.
  4. Closing. We coordinate with the lender, title company and your attorney through funding.

Questions

Common questions

What is debt service coverage?

It compares the property’s net operating income to the annual loan payments. Many lenders look for at least 1.20x to 1.25x, meaning income covers the payments with a cushion.

Is the loan recourse?

It depends on the lender and the deal. Banks usually require a personal guarantee. Some larger or lower-leverage loans can be non-recourse, apart from standard exceptions for things like fraud.

Do you finance owner-occupied buildings too?

Yes. If your business occupies the property, SBA 504 or 7(a) may offer a lower down payment, and we’ll compare those options as well.
